Essence of the real estate and feature of the approaches to its definition are analyzed. The relation between real estate objects and land is established on the basis of material, economic, legal and social criteria. Features of system management of the real estate are determined in view of its internal and external components. The conceptual bases are defined to form the effective management system of the real estate on a basis of that component which allows receiving the constant income. As internal components it is offered to consider functional (financial and physical) and external (social processes, political changes, market conjuncture, state influence) ones.
