Inefficient service delivery by property managers was identified as a problem confronting the management of multi-tenanted commercial properties in Port Harcourt. The aim of the research was to examine the prospects for professional management of multi-tenanted commercial properties. The research adopted Interpretivism as it’s philosophy and case study as it’s research design with Port Harcourt shopping mall and The Vineyard shopping center. The population was 93 comprising the management and tenants of both shopping malls. A total number of 93 questionnaires were distributed, 88 representing 94.6% were completed, returned and found useful for analysis. Findings include; a team of managers were responsible for the management of Port Harcourt shopping mall, whereas, a facility manager was responsible for the management of The Vineyard shopping center. Inefficiency in service delivery was caused by the wrong application of management strategies and default in the payment of service charge and administration. Professionals apply strategic policies to curb or contain risks; they help in meeting competitive challenges of property management, and they are highly knowledgeable and have the skills to manage properties/facilities were the needs for professionals to manage multi-tenanted commercial properties. The research concludes that multi-tenanted commercial properties managed by professionals are better managed and encounter less managerial problems. The study recommends that professionals should handle the management, repairs, and maintenance of all facilities/services in the shopping malls.

Social responsibility has not been raised as a national strategy, and there is not yet a systematic promotion plan. There is no particular standard for this CSR. The government of India has not assigned any authority to coordinate the ministries and other central authorities for their work on social responsibility. In areas where the local governments have worked on social responsibility, the task of promotion and coordination is designated to various departments and organizations, such as trade unions, the efforts of different stakeholders to promote more responsible business practices. The efforts of CSR, in India, have grown steadily over the past decade. The study tries to find out the current landscape of CSR development in India, as assessed by different stakeholders and conventions help companies interpret CSR for better implementation and yielding of results.

Sibling is one of two or more individuals having one or both parents in common. Personality traits are defined as the relatively enduring patterns of thoughts, feelings, and behaviors that differentiate individuals from one another. A pair of 200 twins in the age group of 3-6 years from five cultural zones of state Haryana was taken. Two variables were taken for the study. Siblings were taken as independent variable and personality was taken as dependent variable. A Five-Factor Personality Questionnaire (Cathy, 2011) was used for assessing the personality traits of preschool twins. Results revealed that personality was significantly related to the number of siblings of twins in Bagar ( c2=6.44*) and Nardak ( c2=4.17*) zones. But also personality was not significantly related to the number of siblings of twins in Khadar (c2 =1.06), Mewat ( c2=1.08) and Ahirwal ( c2=0.04) zones.

The present study aims to identify the most significant Service Quality Dimensions influencing Railway Passenger Satisfaction, to investigate their influencing level, and to find out the rank of those aforesaid factors in terms of their importance, width and height of their zone of tolerance in terms of Railway Passenger Satisfaction. Further, it aspires to develop a framework which may lead to policy implementation in satisfying Railway Passengers. To understand the perception and attitude of the Railway Passenger towards Railway Passenger Satisfaction a structured questionnaire is developed with 45 attributes on the basis of standard measuring instrument RAILQUAL. 362 usable responses (88.29%) are analyzed with the help of SPSS, R and Hugin lite software. Logistic regression is applied to check the accuracy and goodness of fit of the model. Principal component analysis and Multiple Regression Analysis have been used to investigate the most substantial Railway Passenger Service Quality Factors and their influencing level on Railway Passenger Satisfaction. Logistic regression is applied to check the accuracy and goodness of fit of the model. The rank analysis is used to identify the rank of those aforesaid factors in terms of their importance, width and height of their zone of tolerance in terms of Railway Passenger Satisfaction and Bayesian Probabilistic Network are applied to frame a model for Indian Railways to implement policy on the basis of the different scenario and causal analysis.

When an employee in a new organizational boundary (whether new recruitment/in case of promotion) is given adequate attention and training they will easily fit to the organizational role and culture. Effective socialization enhances employees’ orientation to the organization. The service literature suggests that the effective socialization of service employees help to ensure a high degree of consistency in performance, thereby a high level of service quality. Hence this study aims to describe the process of socialization and its outcome in the service sector by surveying the customer- contact employees of general insurance companies, using the Organisational Socialisation (OS) scale of Jones (1986) and Employee Service Performance scale of Liao and Chaung (2004).

Logistics information systems are a subset of the firm‘s total information system, and it is directed to the particular problems of logistics decision making. The popularity of logisticscal information systems has grown in recent years in order to meet the requirements of today’s logistics managers. Analyzing and setting up the available systems can sometimes prove to be a difficult task. The main objective of the study is to evaluate Logistics Information System at a pharmaceutical firm. This study will help to reduce operational costs, improve efficiency, improve the timeliness of data, provide administrative/decision -making data, maintain transactionnal details, improve tracking and maintain complete paperless/electronic flow of information. For this study primary data werewas collected by the use of a questionnaire from 300 respondents from the employees and suppliers of the firm collected randomly especially from Logistics and Warehouse departments. Initially, the questionnaire validated using Cronbach Alpha test where the researcher’s measurement scales of the constructs were stable and consistent in measuring the constructs. The collected data were analyzed using SPSS 20.0. Since pharmaceutical firms are moving towards next generation technologyical solutions by continuously improving their existing supply chain this study paving way for the firm in making use of real-time applications in near future

Recently, the convenience stores in Taiwan have provided smart marketing program: Point Collecting Service by APP. This paper examines the key factor for consumers’ behavior intention towards the reception of the APP service. The study uses Structured Equation Modeling (SEM) to analyze users the relationships betweenamong the service quality, service value, switching costs and behavior intention. First, confirmatory factor analysis (CFA) was performed to determine whether the measured variables reliably reflected the hypothesized latent variables. Second, structural models were tested to determine overall model fit and path coefficients. Finally, we discuss the advantage of the APP service by the Important-Performance Analysis. The study's findings show that the proposed model has good explanatory power and confirms its robustness in predicting customers' intention to use convenience store’s point collecting APP service

The economic and political realities of the 1990s are forcing industries to implement operational changes to cut or contain costs in their maintenance efforts. However, maintenance costs are difficult challenge in any organization and require a corporate culture. Often, the changes necessary to control maintenance costs directly confront long standing organizational cultures. This paper provides insights to the magnitude of problems in the Nigeria electric power stations, by examining the maintenance practice efforts on corporate culture. Objectives for the study have been to gain an understanding of subtle areas of maintenance and culture; and the way maintenance management is handled in different cultures. It compares other organizational cultures, cultural theory, Hofstede’s dimensions of power distance and uncertainty avoidance, the role of leadership in organizational culture and the lifelong learning at workplace. The study results offer many differences in corporate cultures, and therefore suggest complete maintenance of corporate culture reforms- from repair focused to reliability focused, which should include TMP and RCM.

Caste is the group of people who inherit exclusive privileges or are perceived as socially distinct. Soft skills and social skills including effective communication, social, professional ethics, problem-solving, decision-making, and organizational skills are needed in adventure education to enhance the learning of children. The study was conducted in Hisar district of Haryana state. Two areas were selected purposively i.e., rural and urban, from the urban area Hisar city and from rural area, two villages namely Balsmand and Kharia were taken for collection of data. A total of 200 children in three age groups, namely, 3, 4 and 5 years were selected for the study. Caste was the independent variable. Self- developed scheduled was used to assess the caste. Soft skills and social skills were taken as the dependent variable. Vineland Adaptive Behavior Scale of Social Maturity (Sparrow et al., 1935) was used to determine soft skills and social skills among children. Result revealed that soft skills were significantly related to caste in rural (2 =3.97) and urban (2=0.51) areas. But social skills were also significantly related to a caste of the children in rural areas (2=6.76*) but not related to caste in urban (2=0.01) areas.

Over the past few years, information and communication technology (ICT) has become very vital component in teaching at undergraduate levels. This paper examines the impact of ICT in enhancing teaching effectiveness at undergraduate levels among commerce faculties. The findings of the study reveals that most of the respondents consider the use of ICT in teaching methodology cannot be under-estimated The research was conducted by using questionnaire to gather data from commerce faculties from three different undergraduate colleges in central zone of Bangalore district. The questionnaire was given to 30 commerce teachers from 3 different colleges. From these 23 faculties returned, and which was used for analysis and representing an overall response rate of 76.66%. The research does suggest that there is capacity in improving the self-confidence of teachers in employing ICT in their teaching skills. Most of the faculties agree that ICT helps in sharpening teaching effectiveness.
